Factory and Warehouse Renovation in Singapore, One In-House Team

An industrial space has to work harder than an office: heavier electrical and ACMV, loading bays, mezzanines and floors that take real load. Trends Interior handles factory renovation in Singapore with one in-house team, from production-floor reconfiguration to end-of-lease reinstatement, so the schedule holds and the work meets building and industrial requirements. We have run commercial projects since 1988, we are BCA-registered, and we do not subcontract our trades.

Heavy M&E and ACMV

Factory renovation built for how industrial spaces actually run

A factory renovation is not an office fit-out with bigger rooms. The power demand is higher, the ventilation and ACMV load is heavier, and the floor has to carry forklifts, racking and machinery rather than desks. The layout has to follow the flow of production, from goods in at the loading bay to the line and out again.

We plan industrial spaces around that reality. Whether you are upgrading an ageing plant, reconfiguring a production floor, adding a mezzanine for storage or office, or laying new epoxy flooring, the work is scoped to your operation and to the building and industrial requirements it has to satisfy. Where the renovation touches structure or M&E, our own trades carry it out, so nothing is left waiting on an outside contractor.

Why one in-house team keeps an industrial project on schedule

The reason most industrial projects slip is the gap between trades. When the electrician, the ACMV crew, the flooring team and the builders all belong to different companies, no single party owns the schedule, and a one-day slip in one trade pushes everything behind. On a working site that costs production hours, not just calendar days.

Trends Interior keeps every trade in-house: commercial electrical and ACMV, drywall and partitions, and our own carpentry production. One team is accountable from the first day to the final handover, which is what lets us phase the works around your shifts and keep the line running. The heavier the M&E, the more this matters, because the disconnection, the new supply and the make-good all stay with the same team.

What an industrial renovation or reinstatement covers (scope of works)

A typical factory or warehouse project with Trends Interior covers:

Production-floor layout, partitions and built-in joinery for offices, QC rooms and stores (clean room facilities from class 10-100)

Mezzanine construction or removal for storage and ancillary office space

Heavy electrical, power distribution and ACMV / M&E works

Epoxy and industrial flooring, including hacking and make-good of the slab

Loading bay, roller shutter and dock works

End-of-lease of racking, mezzanines, partitions and M&E for reinstatement, with debris disposal and inspection-ready handover

For a renovation the scope is matched to your operation. For a reinstatement it is matched to your landlord’s handover schedule, so you are not stripping out more than required, and not leaving anything that holds up sign-off.

Warehouse, factory and industrial reinstatement at end of lease

When an industrial lease ends, the tenancy agreement usually requires the unit returned to its original or bare condition. Warehouse reinstatement and factory reinstatement carry the same weight as an office make-good but more physical scope: mezzanines and racking come out, the slab and walls are made good, and the M&E and ACMV are disconnected safely. Industrial reinstatement in Singapore also has to respect the building’s and authority’s requirements, which we work within as part of the job.

We review your handover schedule at the site assessment so the strip-out is scoped to exactly what your landlord will sign off on. If you are moving to a new unit, the same in-house team can take on the fit-out, and we also cover office and commercial reinstatement for tenants leaving non-industrial space.

Frequently Asked Questions about Factory Renovation Singapore

Factory renovation covers upgrading or reconfiguring an industrial space so it suits how you actually work: production layout, mezzanines, loading bays, epoxy flooring, and heavier electrical and ACMV. The work has to meet building and industrial requirements and is usually phased so production keeps running.

Yes. We carry out warehouse reinstatement and factory reinstatement to return an industrial unit to the condition your tenancy agreement requires, including stripping out mezzanines, racking, partitions, M&E and ACMV, then making good the floor, walls and structure before handover.

Industrial projects vary too widely for a fixed rate because floor area, M&E and ACMV load, mezzanine and racking removal, and flooring all move the number. We give a fixed-scope quotation after a free site assessment so the price is tied to the real work rather than a guess over the phone.

In most cases, yes. We phase the works and plan around your shift patterns and building management's permitted hours so the line keeps running. Because all trades are in-house, the sequence between stages stays tight and there are no subcontractor gaps.

Yes. Electrical, ACMV, drywall and partitions, and our own carpentry production are all in-house, and we handle epoxy and industrial flooring as part of the scope. One team owns the schedule from start to handover, with no subcontracting.

Yes. We take on factories, warehouses, logistics units and workshops as a commercial-only contractor. We do not do residential or HDB work, so the team is set up for the heavier requirements of industrial spaces.
