F&B Renovation in Singapore, Built to Hit Your Opening Date

You have a launch date, a lease that is already running, and a kitchen that has to pass inspection before you can serve a single cover. Trends Interior is an F&B renovation contractor in Singapore that builds restaurants, cafes, bars, hotel outlets and cloud kitchens with one in-house team, so the kitchen, ACMV, wet areas and dining-room finishes all land on the same schedule. We have run commercial renovation and fit-out projects since 1988, we are BCA-registered, and we do not subcontract our trades.

What F&B renovation in Singapore actually involves

F&B renovation in Singapore is more demanding than a standard office build because the back of house has to work as hard as the front. A restaurant or cafe fit-out has to deal with kitchen exhaust and ventilation, ACMV that can cope with cooking heat, grease traps and grease-line plumbing, wet areas and the waterproofing that protects them, and a build that suits the layout your licence depends on.

Get any of those wrong and the venue fails inspection, the licence stalls, and the opening date slips while rent keeps running. We scope all of it at the site assessment, so the F&B renovation is planned around the real constraints of your unit rather than discovered halfway through the build.

Why one in-house team protects your opening date

The reason most F&B fit-outs run late is the gap between trades. When the kitchen ventilation, the ACMV, the electrician, the plumber, the waterproofing crew and the finishing team all belong to different companies, no single party owns the schedule, and one trade waiting on another quietly eats your opening date.

Trends Interior keeps every trade in-house: electrical and ACMV, drywall and partitions, and our own carpentry production. One team is accountable from the first day on site to the day you open the doors, which is what keeps an F&B renovation on a date that does not move. For a venue that is already trading, hitting that date is the difference between a planned closure and weeks of lost revenue, so a reliable schedule matters more than the lowest quote.

F&B-specific works we handle in-house

A full F&B renovation with Trends Interior typically covers:

Commercial kitchen exhaust, fresh-air make-up and grease ductwork, designed and installed by our own ACMV trade

ACMV and cooling sized for a working kitchen and a comfortable dining area

Grease traps, floor traps and the plumbing runs a food operation needs

Wet areas, food-prep zones and full waterproofing to protect the slab and the units below

Electrical capacity, distribution and points for kitchen equipment, refrigeration and front of house

Partitions, false ceilings, joinery, the bar or counter, and the dining-area finishes

A build set up to suit NEA and SFA requirements and your licensing layout

Because the same team owns the kitchen services and the finishes, the back of house and the dining room come together on one programme instead of two.

Built licensing-friendly for NEA and SFA

Your food licence depends on the physical build: where the grease trap sits, how the kitchen is ventilated, how wet areas drain, and how food-prep and washing zones are laid out. We build these to suit NEA and SFA requirements and the layout your licensing needs, so the fit-out supports your application rather than forcing rework after an inspection.

Final approval always rests with the authorities, and we build to their published requirements so there are fewer surprises between handover and your first service.

Renovating an outlet that is already trading

Every week a venue is closed for renovation is a week of revenue you do not get back. For an existing restaurant, cafe or bar we plan the works to compress the closed-for-renovation window, sequencing the trades so the space is not sitting idle between stages. Where the works are noisy or disruptive, we phase them around the building’s permitted hours and, for a multi-outlet operator, around the units that need to stay open.

How it works

How an F&B renovation works with Trends Interior, step by step

01

Free site assessment

We visit the unit, check the kitchen, ventilation, drainage and power, and map the constraints that affect your licence and your opening date.

02

Fixed-scope quotation

You get a clear quote covering the kitchen services, wet areas and finishes, mapped to your launch date, and avoid any variation cost.

03

Scheduling

We plan the works backwards from your opening date and around the building’s permitted hours.

04

In-house execution

Our own trades carry out the exhaust and ACMV, electrical, wet areas, partitions, carpentry and finishes, with no subcontractors.

05

Handover

Final clean and a build set up for your NEA and SFA inspections, so you can move toward opening on schedule.

F&B venues and related commercial work

Trends Interior is a commercial-only contractor, so we do not take on residential or HDB work. Our F&B renovation covers restaurants, cafes, bars, hotel F&B outlets and cloud kitchens across Singapore. The same in-house team handles interior fit-out and office and commercial renovation for other commercial spaces, our commercial electrical and ACMV trade covers the kitchen ventilation and cooling, and at the end of a lease we carry out shop and retail reinstatement, including the heavy kitchen strip-out for F&B units.

End-of-lease reinstatement for F&B units

When an F&B lease ends, the strip-out is heavier than a typical office. The kitchen, exhaust hoods and grease ductwork, ACMV, refrigeration power and wet areas all have to come out, and the unit has to be returned to the condition your landlord’s schedule requires. We handle the full F&B reinstatement with the same in-house team, including the kitchen strip-out, M&E disconnection, wet-area make-good, hacking, patching and a clean, inspection-ready handover.

Open on time, not the week after

A typical F&B fit-out runs about 4 to 10 weeks depending on the size of the unit and the kitchen and ACMV scope. We schedule backwards from your launch date so the venue is ready for inspection and service on time, not the week after. The earlier we assess the site, the more room we have to plan the kitchen services and finishes around your opening date.

Frequently Asked Questions about F&B Renovation Contractor Singapore

An F&B renovation contractor handles the full build of a restaurant, cafe, bar, hotel outlet or cloud kitchen, from kitchen exhaust and ACMV to wet areas, waterproofing, electrical, partitions and the dining-area finishes. We do all of this with one in-house team so the trades stay coordinated to your opening date.

A typical F&B fit-out runs about 4 to 10 weeks depending on the size of the unit, the kitchen and ACMV scope, and the condition of the space when we start. We schedule the works backwards from your launch date so the venue is ready to open on time.

F&B renovation cost depends heavily on the kitchen, exhaust and ACMV scope, the amount of wet-area and waterproofing work, and the finish level of the dining area, so there is no useful flat rate. We confirm a fixed-scope quotation (always negotiable, & match the best market price) after a free site assessment so the price is tied to the real work rather than a guess.

Yes. Kitchen exhaust, fresh-air make-up, grease ductwork and ACMV are part of our in-house electrical and ACMV trade, so the ventilation is designed and installed by the same team that runs the rest of the build. This avoids the coordination gaps that usually delay F&B handovers.
