What ACMV means and why it sits with the electrical scope

ACMV stands for Air-Conditioning and Mechanical Ventilation. It is the cooling and air-movement side of a commercial space, covering fan coil units, the ductwork that carries the air, the diffusers in the ceiling, and the exhaust or fresh-air ventilation. Together with the electrical works, ACMV makes up the M&E (mechanical and electrical) scope of a fit-out.

Air-conditioning and electrical depend on each other on site. An FCU needs power and a switched supply, ducting and lighting compete for the same space above the ceiling, and the layout of both has to match where the partitions land. Keeping ACMV installation and the electrical works under one team is what stops those clashes turning into rework.

On a typical fit-out, the main contractor brings in an electrical subcontractor and a separate ACMV contractor, then tries to slot both around the builder’s work. Licensed electrical work, handled correctly

Electrical work in Singapore is regulated, and certain works must be carried out by or under a Licensed Electrical Worker (LEW). We carry out the electrical scope with the appropriate licensed personnel as the law requires, and we confirm the specific licensing, testing and any utility or authority submissions for your project at the site assessment. The intent is simple: power that is installed safely, signed off properly, and ready for use without a problem at inspection.

Disconnection and reinstatement at the end of your lease

M&E is also one of the bigger items when a lease ends and the unit has to be returned to bare condition. Because the same in-house team can disconnect the lighting, power, DB boards and ACMV that were installed, the make-good is handled by people who already understand how the space was wired. If you are planning your exit, we cover full office and commercial reinstatement under the same in-house model, so the electrical and ACMV strip-out is part of one coordinated handover rather than a separate subcontractor visit.
